Apartment prices in Kyiv continue to rise.

Despite the ongoing increase in prices, housing is gradually becoming more affordable due to rising average incomes, according to Politeka.

In the first quarter of 2025, the capital's secondary real estate market showed noticeable activity — according to LUN analysts, the average time a listing stays on the market has decreased: in January it was around 80 days, but by the end of March, it had dropped to 52 days.

Despite the price growth, experts note a shrinking gap between people's incomes and housing costs. Six months ago, the average price of a one-bedroom apartment in Kyiv was equivalent to 8.3 annual salaries — now it is 8. However, property prices remain uneven, heavily influenced by district and property features.

For example, the average price of a one-bedroom apartment in the Pechersk district is $116,000 — three times more than a similar property in the Desnianskyi district, which averages $41,000. The price gap is even wider for three-bedroom apartments: $69,000 versus $310,000.

On average, in Kyiv, a square meter of a one- or two-bedroom apartment in the secondary market costs around $1,500, while for three-bedroom apartments it’s about $1,600. For comparison, in May 2023, prices per square meter ranged between $1,330–$1,350. In monetary terms, over the past quarter, one-bedroom apartments rose from $60,000 to $63,000, two-bedrooms from $96,000 to $100,000, and three-bedrooms from $139,500 to $148,000.

According to forecasts, apartment prices in Kyiv are expected to continue rising, but with a gradual alignment with the purchasing power of the population.
