We analyzed current listings on the LUN website to find the most affordable apartments in Kyiv. It’s worth noting that rental prices are on the rise, but living on a budget in the capital is still possible.
Over the past month, rental rates have shifted again, and the differences between districts have become even more noticeable. As usual, the cheapest apartments in Kyiv are found in the Desnianskyi district.
Budget options start at 5,000 UAH per month. For this price, you can rent a small studio in the Darnytskyi district. The apartment is modest—just a 10-square-meter room without a separate kitchen—but it includes a washing machine, bed, fridge, and basic furniture. The nearest metro station is just over two kilometers away.
Another option is a one-room apartment near Nyvky metro station. It also costs 5,000 UAH, and the owner allows pets. The space is slightly larger and in livable condition, though it lacks modern renovations or designer touches.
For 5,500 UAH, you can find a small studio apartment on Zodchykh Street. Though compact, it’s better equipped than many other budget options. It features a kitchenette, furniture, and round-the-clock hot water, although you’ll need to install your own washing machine. Nearby, there are grocery stores, a market, and convenient public transport connections. You can get to Zhytomyrska metro station in under ten minutes.
